In December 2010, S IMMO AG successfully completed the purchase of the buildings Hoch Zwei and Plus Zwei, which were developed by IC Projektentwicklung GmbH and are located in the new urban quarter Viertel Zwei. Both properties are being used by OMV AG as its head office. The adjacent Hotel Zwei, which is being operated as a Courtyard by Marriott, was also purchased.
Visionary architecture and optimal working conditions

The architects of the OMV headquarters, one of the largest listed industrial companies in Austria and the leading oil and gas corporation in Central Europe, are Henke und Schreieck (Hoch Zwei) and Martin Kohlbauer (Plus Zwei).

Hoch Zwei, which is 80 metres high and has 23 storeys, features an unusual concave-convex shape. The dominant elements are glass and steel, so the building is naturally lit. In 2009, Henke und Schreieck received the Builder’s Award (Bauherrenpreis) from the Austrian Architects Association for this project. For Plus Zwei, Martin Kohlbauer also focused on transparent architecture and eye-catching shapes. In total, OMV has roughly 41,000 m² of state-of-the-art office space at its disposal.

The four-star Courtyard by Marriott Wien Messe has 251 rooms and suites, and it was designed by the team of architects at Zechner und Zechner. Together with the head office of OMV, it forms the gateway to the new urban quarter Viertel Zwei.
Outstanding location in the new urban quarter Viertel Zwei

The grounds of the Viertel Zwei project are located directly along the new section of the U2 metro line, between Vorgartenstraße and the Krieau racing track, and are right next to the Messe Wien convention centre. The city centre is just a few metro stations away, and several main motorways are in the direct vicinity.

On 40,000 m² of land that was previously overlooked for the most part, a modern world of residential buildings, workplaces and lifestyle with an international flair has been created. The area was designed as a traffic-free zone and offers the necessary parking spaces in a number of underground garages. The comprehensive concept for the area’s green spaces, including a lake encompassing over 5,000 m², also increases the quality of the residential, leisure and working space here. In 2008, the project Viertel Zwei also received the DIVA Award.

The area’s excellent infrastructure includes the Stadion Center shopping centre as well as a nursery school, a primary school, restaurants and a fitness studio. The green spaces in Prater, which lie to the east, are the perfect place to set off on a variety of sporting activities.
